Food Truck Laws Change

The City Council has changed the laws affecting food trucks here in Seattle. When before, they could only park and sell out of private lots, they can now park right on public street and dish out their delicious mobile food!

The goal of this new legislation is to promote more interest in neighborhoods and to increase the the activity in street life, in other words, get people out and mingling, shopping and eating!

Outdoor Cinema in Seattle

Though our weather is not quite participating, it is summer and that means...outdoor cinema!!

Here are some outdoor cinema spots to check out:
- Cinema on the Lawn: in South Lake Union
- Fremont Outdoor Cinema: in Fremont, obviously!
- Movies at the Mural: at Seattle Center
- Movies at Magnuson Park: at Magnuson Park of course!

Because Cinema on the Lawn is part of South Lake Union's Block Party, there will be a beer garden and food from Brave Horse Tavern and Whole Foods. Pretty rad.

There are some fabulous movies lined up this year so grab a blanket and some friends and head out to outdoor movies in Seattle!

The Sanctuary Townhome Community Update

The Sanctuary is a 12 unit multi-family townhome community that was converted from a century-old church in the Capitol Hill neighborhood.

The project has been in the works for several years and has gone through several different Listing Brokerage companies. After going into receivership, the sales now lie in the hands of Realogics Sotherby's International Real Estate and the project is being relaunched.

They anticipate it hitting the market in September with new pricing estimated to start at $600,000 and go up to around $1 million. The townhomes range in size from 1,278 to 2,438 square feet. The new owners will also enjoy a 10-year property tax abatement because of the property's historic designation. The townhomes are all accessed from street level but share a common parking garage. They have soaring ceilings, top of the line finishes, local artisan created cabinets and metalwork, repurposed materials from the church, and some units boast roof top decks with views of the City and Elliot Bay.

South Lake Union's Incredible Growth

Seattle's Office of Economic Development commissioned a study recently that shows the South Lake Union neighborhood has grown faster than originally thought in 2002, despite the recession.

There were predictions made in terms of how much office space would be built, how many housing units added, jobs created and how much tax revenue would be generated between 2004 and 2010 as a result of the redevelopment of the area.

In terms of commercial growth, there has been more than predicted with the addition of Amazon headquarters, biotech, other office space, and retail. However, housing growth is falling toward the low end of the forecasted amount. Job created and tax revenue both also exceeded estimates.

According to the Puget Sound Business Journal, "Overall, actual development exceed the highest projected growth by 10 percent".

What does this mean in terms of Real Estate? We believe it means that buying a condominium in this coveted area will be a great investment.

Urban Hot Spot - Brave Horse Tavern

It had been a while since my friend Karly and I had gotten together to shoot the breeze and catch up so we decided to hit up a local spot after work and grab a drink during happy hour.

Since I live in South Lake Union and she works Downtown we thought, let's try someplace new close to both of us. And Brave Horse Tavern was the winner. One of Tom Douglas's new restaurants in SLU, Brave Horse is a rustic looking bar with shuffleboard tables, tons of beers on tap, delicious burgers and hearth baked pretzels.

We both tried a hard cider and pretzels with some delicious dipping sauces. Our favorite was the cheddar pimento spread. I have since been back and dined on the seared tuna burger which was delicious and the side of fries was great too.

If you are looking for a fun spot to hang out with a good beer selection and great tasting grub, check out Brave Horse!

Condominium Fees - The Resale Certificate

As you may, or may not know, certain fees charged by Condominium Associations and Property Management Companies are regulated by law. And one such law has recently changed.

If you sell a condominium you are required to give the Buyer what is called a Resale Certificate, which discloses the rules of the building, financials, budget, etc. The fee for this document was previously caped at $150 but affective in April 2011 this fee has risen to a cap of $275, a significant increase.

This is something you will want to be aware of when thinking about selling your condo as it is does affect your bottom line.

It was time for another girl's night out, so my girl friends and I started brainstorming as to where we should go. Gina had recently tried out Local 360 and was raving about it telling us it was not to be missed. So we headed out to Belltown to check it out.

Greeted by a friendly hostess and a rustic interior, we enjoyed some cocktails at the bar while waiting for our table. Once seated we tried oysters on the half shell for an appetizer, the hamburger, short ribs, beet salad, mac and cheese, and fried chicken plates. All were incredible. I had the burger and I must tell you, it was the best burger I have ever had. No joke. I dream about it sometimes.

At Local 360, they source all of their food from within in 360 mile radius of Seattle making it fresh, sustainable, and absolutely delicious. Try it!

The Wurst Place is Coming to SLU

Being residents of SLU, we are always excited when new restaurants, cafes, and shops are announced. The newest announcement is the June or July opening of The Wurst Place, which will sit on Westlake Ave.

The Wurst Place will serve a large variety of sausages, from the basic to the exotic, that will be staples on the menu as well as some rotating sausages. To help wash your sausage down, there will be 15 beers on tap. You will also be able to order Belgian frites to accompany your meal and there will be 10 different dipping sauce to try with them! For those non meat eaters, there will be veggie only options.

Apartment Buildings - There Soon Will Be More

For several years now we have seen a lull in new developments of any kind in Seattle. But recently Land Use Bulletins and Design Reviews for apartment buildings are on the rise. Where are these proposed buildings happening?

Let me tell you:
South Lake Union - 7 story building with about 300 residential units and retail covering the block between Pontius, Harrison, Republican, and Yale
Capitol Hill - 6 story building with residential and retail on 15th and Pine called Cameo
Belltown - 13 story building with 132 residential units and retail at 2700 Elliott (the site of what was once to be condos called Bellora 2)
University District - Two 7 story buildings with 372 residential units and retail at 12th Ave NE and NE 47th Street
Capitol Hill - 7 story building with 67 units at 418 Bellevue Ave E
Belltown: A twin tower project with 654 residential units and retail (to include coffee shop, pub, and small grocery) on 6th Ave and Lenora
Belltown: 26 story building with 310 residential units and retail on 3rd Avenue between Vine and Cedar (just East of Seattle Heights Condos)

And I am sure this is just the tip of the iceberg. Though people have mixed feelings about new developments in the city, I find it refreshing to see developers back in the business of developing as it points to a turn around in our market. Urban Hot Spot - Serious Pie

My girl friends and I decided Friday night was perfect for pizza and wine and thought we would meander out into South Lake Union to see what we found that would fit the bill.

That's when we landed at Serious Pie's South Lake Union location. Here we dined on Yukon gold potato, rosemary, and pecorino pizza and a truffle chanterelle pizza. Delicious! This took place in a super cool lofted space that overlooks Soul Wine, the wine shop on the first level of the building.

Overall, a very cool space with really great food!

In Part I of this editorial series, I gave an overview of the upcoming Viaduct Replacement Program, and the related transportation elements that will immediately affect those of us living and working in Seattle. These were: the replacement of the aging Alaskan Way Viaduct, replacement of the sea wall along the waterfront, replacing the Highway 520 Bridge and the expansion of the Link Light Rail system to the eastside (Bellevue). One important development since I wrote Part 1 is that the city council of Seattle voted to move forward with the tunnel as the option to replace the viaduct, which excites me to no end. Despite strong opposition from the Mayor and a single councilman, it appears the tunnel is happening.

A Couple Pieces of Good News for the Economy

It's always nice to see a couple of pieces of good news for the economy popping up.

The first good news to hit us was the announcement that Boeing won the $35 billion dollar contract to build air-refueling tankers for the Air Force. Keeping Boeing busy and staffed has always been great for our local economy and Boeing estimates that this deal will secure 11,000 direct and indirect jobs here.

According to the Puget Sound Business Journal, Dendreon, a biotech company, will be leasing not only space in the Russell Investments Center in Seattle's Downtown but also space in the Earl Davie Building in South Lake Union. About 275,000 square feet of office space will be leased out to this cancer fighting company. It is always nice to see businesses expanding and this can often be a good sign of things to come.

As reported by the Seattle Times, Washington State saw gains in our job growth last month, the best its seen in three years. This dropped our unemployment rate from last month. Seeing the largest addition of new jobs since before the recession is great news. Hopefully this trend will continue.

Olive 8 Drops Their Prices & Changes Marketing Firms

Greenfab's First Modular Green Home in Seattle

Today we attended Greenfab's Modular Home Craning Day. And it was awesome!

Greenfab, a local Developer, offers homes that balance sustainability with affordability and design. Their goal is to offer a better way of living for all people. Today their first modular home, after being prepped yesterday in a staging area, was craned into place in the Jackson Place neighborhood. There were six total modules for this home and each one was lifted off a truck by a large crane and put onto the foundation already built on the site.

Greenfab focuses on prefabricated homes because they are precision-built in a controlled factory environment designed to increase efficiencies, save resources and reduce costs. While the prefab home is being constructed in a factory, the site work on the foundation can go on simultaneously making it a much faster build time than with traditional stick-built-on-lot homes.

Once this home is completed you will have a chance to come and check it out so please stay tuned to find out when the grand opening will be!

For any of you that have spent any time with me looking at condos and homes around Seattle, you know that I’m determined to get our local transit and transportation systems upgraded to help us get around town better.

You’ve heard me talk about my strong support of the Light Rail and replacing the aging Alaskan Way Viaduct with a safer, quieter thoroughfare that’s safe for pedestrians, bikes, and ultimately helps our economy and boosts property values. People traveling and relocating to Seattle will also benefit from a new revitalized waterfront, new connections to the downtown core and the freeways, as well as better connections to the eastside, the Seatac airport, and eventually better connections north to UW, Northgate, Lynnwood, and to the south to Seatac and Federal Way.

In this editorial series “A tunnel, a Bridge and a Train - Moving Seattle Forward”, I want to bring you along with me to learn and discover what’s happening as our city and our region enters into a pivotal point of replacing the Viaduct, improving the waterfront, expanding the light rail and replacing the 520 Bridge. And ultimately, since I’m in real estate, how does this affect us, our neighborhoods, and condo and home values.

We decided we wanted to participate in Seattle Restaurant Week so we looked up the list of participating restaurants for a place we had never been to. And Anchovies and Olives it was!

We have heard a lot of good things about Anchovies and Olives so we were super excited to try it out. We went with our friends Michael and Clint and it was a hit. The 3 courses we each got were delicious. Nice flavor combinations, fresh ingredients and fabulous wine made this a great place to catch dinner.

FHA Changes Again

Effective last month, FHA announced more changes that affect buyers using FHA loans.

With every FHA loan, there is an Upfront Mortgage Insurance Premium (UFMIP) and an annual Mortgage Insurance Premium (MIP) paid monthly associated with it.

The recent changes are decreasing the amount of the UFMIP and increasing the MIP. This means less out of pocket when you purchase but a higher monthly payment.

Here is an example of how the changes affect your monthly payments (granted the loan amount in this example is a little low for our Seattle area condos and homes, but it is just an example people!)~

Old Rules – Before Oct 4th
Loan Amount: $161,500
UFMIP flat fee: 2.25%
UFMIP flat fee charge: $3633.75

South Lake Union gets a Dahlia Bakery, a Serious Pie and a Wine Shop!

Every time I look into what is new and happening in Seattle it feels like it is all going down in South Lake Union. And I love this, as this is where we live and play!

Tom Douglas plans to open his 2nd Dahlia Bakery and a 2nd Serious Pie locations in South Lake Union and these will share their building, at the corner of Westlake Ave and Harrison St, with a new wine shop and tasting room called Soul Wine. Soul Wine is the brain child of Michael Teer, owner of the Pike and Western wine shop in Pike Place Market, according to Seattle Met Magazine. This will be his second wine shop and he intends to bring small producer soulful wines to the shop for all to enjoy.

I certainly enjoy the ever evolving makeup of South Lake Union, and look forward to trying out the new wine shop and tasting bar as well as the second locations of Tom Douglas's famous eateries.

Urban Hot Spot - Walrus and the Carpenter

We love trying out new restaurants in town, and have been looking forward to trying the Walrus Bar since we heard and blogged about it several months ago.

So when our friends Joni and Anthony wanted to meet up we thought it would be the perfect spot. Tucked away in the back of the old Ballard Hardware Building, it is quite the cool little spot. Covered in white subway tile and with the kitchen and bar open to the dining area, it is a crisp, clean, and modern space. The menu consists of small plates and the oysters were delicious! With the old timey drink menu, we decided to let the bartender make whatever struck her fancy and it sure was fabulous!

So, if you are craving oysters and classic beverages, this is the place for you!

Remembering Jan

This month we lost a co-worker and friend, and her death was very sudden and unexpected. It prompted us to think about the things in our life that are important and remind those around us to always remember how precious life can be.

Jan Sewell was a vibrant and fun Real Estate Agent and Stager in the Seattle area. An Agent with our office for years, we had the pleasure of meeting her, working with her and becoming friends with her. Her passion, knowledge, and energy inspired us all to be better at our business and to be better people. We will never forget her or how she touched our lives.

With her sudden passing comes sadness and reflection but also a celebration of her life and a push to remember what's important in life and to live everyday to the fullest.

Family House in Bothell

This family, after having their second child, felt the need to buy their first house that they would raise their kids in and the search was on.

They came to us with a wide range of neighborhoods and cities that would work but a very specific need for a mother-in-law apartment for their live-in mother and enough bedrooms and bathrooms to fit the whole crew. There were actually several houses that they felt would work well for them but then it all came down to price.

We always say, the clients are the final decision makers, we are only here to help, educate and give you the best and most accurate information to help you make an informed decision. In this case, we wrote up an offer on a house they seemed to love but when the Seller wouldn't come down to the price we felt, based on research of comparable properties, the house was worth, our buyers let this one go. They were happy to know that even though they loved it, with our education and information, they were able to make the right decision and not overpay. And, as it turns out, it was meant to be! In-City Retreat with Incredible Views

When we connected with these second home buyers, they were hoping to get an in-city retreat closer to work, but more importantly, with breathtaking views.

And we knew right away, that if someone is looking for luxurious finishes and an expansive view of the Puget Sound, Fifteen Twenty One is the perfect spot to check out. But we had to see all the options. After touring them through Seattle's most exquisite condominiumbuildings and through the units with the most unobstructed water views, they thought that Fifteen Twenty One might just be the one.

But since they currently lived on the eastside and never have lived in Seattle how would they be sure it was the right building and location for them? How about a free night stay in the guest suite? Short Sale in Magnolia

After we sold these clients' adorable house in Ballard in only 3 days, it was time to hunt for the perfect house to move up into.

Magnolia was their desired location and their needs and wants were specific. After seeing every home in Magnolia from Cape Cods to brick Mid-Century homes in their price range, we still had not found the perfect match. Until one day, while scouring the options, a wonderful Craftsman home popped back on the market. It was a short sale, but we were ready for it.

Meeting at our usual location in Magnolia, the Starbucks, we penned up an offer on the Craftsman. Working closely with the Listing Agent we were able to put together an offer we all thought the bank would take but that was still a steal of a deal for our buyers. And low and behold, the bank accepted our terms. Having educated these clients on the short sale process we were completely prepared when we got the lien holder approval letters. The inspection had already been completed, the loan process started and therefore we were able to close in the 2 1/2 weeks the lien holders gave us to get this done!

The Perfect Spot in Ballard

This client needed a fresh start and one way to that was to buy a place of her own. So she contacted Marco, through the recommendation of a friend who was a past client of ours, to get the process rolling.

Selling for a Profit and Moving Up - It Can Still Happen

These Sellers bought their house in Ballard, made beautiful improvements to it including a new kitchen, french doors to a great TREX deck and a much improved basement media room, and then decided it was time to move on. Yearning for more closet space and a 2nd bathroom they decided to put their Ballard gem on the market.

We met up with the couple on March 17th to discuss plans to get the house market ready. Suggestions such as updating their ancient furnace, paring down and rearranging their furniture, painting, carpeting, and more were thrown out to help improve the houses presentation. Remember, selling is all about presentation, promotion and price! It took about a month to get the house market ready. Once the professional photos were done, the virtual tour ready, and the marketing plan in place, we launched 7751 Dibble into the marketplace. After our first open house on April 18th, exactly 1 month after our initial meeting, we were sitting down with 3 offers in hand! After Marco's master negotiating we were able to get a super clean offer above list price and closed exactly one month after that on May 17th!

Urban Hot Spot - Salumi

What draws us to Salumi? The fact that is was owned by famous Chef Mario Batali's father and is now owned by his sister? Perhaps. The absolutely delicious sandwiches served for lunch? Partly. For their absolutely gluttonous 2.5 hour private party lunch? Yes indeed!!

Last week, after our good friends Erik and Amy booked this back in April, we were able to participate in the private lunch experience at Salumi. We, along with 6 of our friends, snuck by the long winding line and into the super special back room. We were greeted with a sampler plate of their cured meats, olives brined in house, fresh bread and wine. From there we moved along to a delicious crustini, several vegetable dishes, a cold and spicy soup, a mouth watering pappardelle with thick Guanciale, and into the main course of meatball mixture stuffed crisped pork belly on a bed of spicy greens and garnished with Pancetta wrapped brocollini! In-cred-ible! And we finished with wine poached pears and figs with Culatello.

If you are looking for a special occasion lunch spot and love meat, this is the place for you!

If you haven't heard of Seattle-based Developer GreenFab, you are about to. With their first project under construction in Jackson Park, Seattle is about to see GreenFab's first sustainable and affordable modular home.

Founders, Johnny Hartsfield and Swen Grau, are on a mission to bring Green, well designed modular homes to the people at a cost that is affordable. And they are passionate about the cause. GreenFab will have pre-designed homes and will then work with their clients to customize the home that works for them.

To get a better idea of what a GreenFab prefab home looks and feels like you will be able to step foot in one soon. Their first home has broken ground. Remarkably, it will be complete only 45 days after the modules are delivered to the site. Washington Prices to Rebound by 2014

According to Bloomberg Businessweek, using information from Fiserv, Moody's Economy.com and the Case Shiller Index, Washington is the state that will see the strongest housing market by 2014.

Of the 384 location surveyed, the Bremerton/Silverdale area here in Washington will see the largest growth in price point with an increase of 44.7% between today and 2014. In Washington, Tacoma will be the second strongest market with a growth of 33.1% and Seattle will see a 25.5% increase in prices.

Bellevue Superblock Construction

Ever wonder what is going to be built in Bellevue on the superblock bordered by NE 8th St, 106th Ave NE, NE 10th St, and 108th Ave NW?

Well, Touchstone Corporation out of Seattle plans to build office space, retail space and a hotel in the southwest portion of this property. They don't plan to start construction for several more years but apparently have already secured a financial source and a potential tenant for the space.

Touchstone believes that because the Puget Sound is "a coastal gateway to Asia with a well-educated work force, it will be one of a half-dozen or so markets to rebound more quickly than the rest of the country".

Wallingford to get Regions Biggest Wine Store

According to the Puget Sound Business Journal, Wallingford will be getting the Wine World Warehouse, which could be the region's largest wine store.

The store will be housed on 45th St under the Cosmo apartments near the freeway. It will be 23,000 square feet of wine, tasting bars, espresso, meeting rooms, wine accessories, chocolate, cheese, charcuterie and a demonstration kitchen. It is being opened by sommerlier David LeClaire.

Downtown Seattle is Going to Get a Target

For those of you that live or work in Belltown or Downtown Seattle, shopping for everyday items is about to get a lot more convenient.

According to the Seattle Times, Target has purchased the commercial space in the base of the Newmark Condo building located at 1415 2nd Ave between Pike and Union. This store will be smaller than most Target locations but is a great addition for those living and working in the core of the city. There is no store like it currently in Downtown and Target moving in shows the confidence that retailers have in our City Center.

Green Building is on the Rise

According to Realtor Magazine's Daily Real Estate News, EL Insights reports that Green building is predicted to balloon to more than double the value it is today by 2015.

Today the US green building market is valued at $71.1 billion and is estimated to be $173 billion by 2015. Commercial green building is also expected to increase by 18.1%annually.

Why is it expected to grow? Because people have acknowledged the cost savings it provides and because of the government incentives being offered.

Don't think green building is only for new construction. It is also expected that a large part of this growth will be contributed to green renovations of existing buildings and homes.

The results anticipated include lower energy and heating bills, more green training and knowledge, and faster selling homes.

Urban Hot Spot - Delicatus

I had Jury Duty last month down at the Court House and when I set out for my lunch hour I stumbled across a sandwich shop called Delicatus. With exposed brick walls, an upper loft, a nice bar and very friendly staff I decided to try it out.

And boy was I glad I did! It was delicious! I liked the sandwich I ordered so much I dreamt about it. I dreamt of the piles of fresh spinach, the spicy chipotle aioli, the flavorful roasted turkey, and the plethora of other local ingredients piled high on soft bread...So I decided I had to take Marco there ASAP! We shot down to Pioneer Square and popped in for a lunch sandwich and he was equally as pleased as me.

I can say that I believe the Pavo Diablo at Delicatus is the best sandwich I have ever eaten. I loved it. So if you are craving a sandwich or in Pioneer Square, definitely eat at Delicatus!

Seattle is a Sound Investment for a Second Home

According to USA Today, Seattle is a great place to buy a second home. Having several clients who recently purchased second homes, this is great to hear!

How did they come to this conclusion? South Lake Union. According to the article, Paul Allen's redevelopment of the South Lake Union neighborhood has spurred many out-of-towners to take interest in investing in Seattle. Within his 60 acres (1/3 of the entire neighborhood) he has added office buildings, research facilities, hotels, condos, apartments, stores and a 12 acre park on the shore of Lake Union. With this he has brought in major businesses like Amazon and the city has built a street car to connect SLU to Downtown. This type of infrastructure in a new urban core, in combination with Seattle's outdoor offerings and vibrant city activities and attractions, really entices investors of vacation homes to snag up an in-city pied-a-terre here.

Tax Credit Extended for Buyers in Contract Before 4/30

The Congress has passed H.R. 5623, the Homebuyer Assistance and Improvement Act, which extends the tax credit closing deadline until September 30th. There will also be no gap between June 30th and the date the President signs the bill into law. The extension only applies to transactions in which the purchase contract was signed by April 30th.

So, if you are a buyer who got Mutual Acceptance before April 30th and you can close by September 30th, you will be eligible for either the $6500 or $8000 tax credit.
